Building materials for the project were selected with durable, high-quality/low maintenance characteristics in mind—as well as aesthetics. From our past experience in developing high quality urban residences, we know that even the very wealthiest owner is concerned about building maintenance costs. This is particularly true if that owner lives away from Seattle for a good portion of the year, as many of our purchasers do. Our buildings are designed and constructed as if we were going to be among the owners too (and often we are). Examples:
- Sloped Roofs with 40-50 year warranties. (If the roofs were flat, like many Seattle buildings, not only is waterproofing an issue, but the warranty period would likely not exceed 18-20 years, and roof replacement is a big expense for future Owners.)
- Exterior walls of brick and/or stone materials. (See the long list of advantages in the following section.)
- Exterior window and door finishes with extra high weathering resistance.
- Even landscape design and plant materials are selected with ease of maintenance in mind.
